Why convert your garage into a bedroom?
Growing families, teenagers who need their own space, elderly parents moving in, guests who stay more than a night — the reasons are endless, and the alternative is usually moving house. A garage-to-bedroom conversion gives you a genuine extra bedroom for a fraction of the cost of an extension and with none of the disruption of a loft conversion, because the structure, roof and slab are already there.
A standard single garage (roughly 2.5m × 5m) converts into a comfortable double bedroom. A double garage can become a master suite with a dressing area and en-suite, or two single bedrooms. Because a bedroom is classed as habitable space, the conversion is fully valued when you sell — estate agents can list your three-bed as a four-bed.
What's involved in a bedroom conversion
A bedroom has the highest comfort expectations of any room, so we build it to the same thermal and acoustic standard as the rest of your house:
- Garage door removed and infilled with an insulated cavity wall in matching brick, with a new window sized to give the room proper daylight and a fire-escape opening.
- Floor raised and insulated to bring it level with the house, with a new damp-proof membrane over the existing slab.
- Insulated walls and ceiling — dry-lined or stud-framed with insulation that meets current Building Regulations U-values, so the room stays warm in January.
- Heating, electrics and lighting — a radiator on your existing system (or underfloor heating), sockets, USB points, lighting and TV/data cabling.
- Acoustic upgrades where the bedroom shares a wall with a neighbour or sits under a bedroom above.
- Doorway into the house where there isn't one already, or an upgraded fire door if the garage opens off the hall.
- Plastering, skirting, flooring and decoration to a standard that makes the room indistinguishable from the rest of the house.
Adding an en-suite
If your garage sits near the kitchen or an existing bathroom, adding an en-suite shower room is usually straightforward. We take a soil connection to the nearest drain, run hot and cold feeds from the house and install a compact shower room (typically 1.2m × 2m) at one end of the garage. It turns a simple bedroom into a proper guest suite or a self-contained space for an older relative.
Planning permission and Building Regulations
Converting an attached garage into a bedroom is normally permitted development, so no planning application is needed unless your permitted development rights have been removed (common on newer estates), your home is listed or you're in a conservation area. Read more about planning permission.

How much does a garage-to-bedroom conversion cost?
A single garage converted to a bedroom typically costs £9,000–£14,000 including all building work, Building Control fees, electrics and decoration. Adding an en-suite adds roughly £3,500–£6,000 depending on drainage. Double garage conversions to a master suite start from around £18,000.
