1. Free survey and consultation
Call us or send the enquiry form and we'll arrange a convenient time to visit — evenings and Saturdays included. At the survey we measure the garage, check the structure, roof, slab and damp, locate drains and services, and look at how the garage connects to the house. We talk through what you want the room for, now and in the future, and explain the options honestly, including anything that might affect cost or planning.
2. Fixed-price quotation
Within a few days you receive a written, itemised quotation. It lists every element of the work, the Building Control fees, the programme and the payment stages. Options such as en-suites, underfloor heating, French doors or built-in storage are priced separately so you can see exactly what each adds. The price is fixed: it only changes if you change the specification.
3. Design and approvals
Once you're happy with the quote we prepare the drawings, confirm the planning position (usually permitted development) and submit the Building Regulations notice or plans. If a structural opening is involved we commission the engineer's design. We agree a start date and give you a simple week-by-week programme.
4. The build
A single garage conversion usually takes two to three weeks on site. A typical sequence:
- Strip-out and preparation — garage door removed, existing fittings cleared, slab and walls checked.
- Infill wall and structure — new foundation if required, insulated cavity wall in matching brick, window and lintel; any steel beams installed.
- Floor — damp-proof membrane, insulation and new floor level matched to the house.
- First fix — stud work or dry-lining framework, electrics, plumbing, heating pipework and ventilation ducts.
- Insulation and inspection — walls and ceiling insulated; Building Control inspect before we close them up.
- Plastering — walls and ceiling skimmed.
- Second fix — sockets, switches, lights, radiators, doors, skirting and architrave.
- Decoration and flooring — mist coat and two top coats, then your chosen floor.
We keep the site clean, protect the house with dust sheets and floor protection, and remove all waste. Most of the noisy work is done in the first week.
5. Sign-off and handover
Building Control carry out the final inspection and issue the Completion Certificate. We give you a handover pack with the certificate, the electrical and plumbing certificates, product guarantees and our own workmanship guarantee. We walk the room with you, snag anything you're not happy with, and only ask for the final payment once you're completely satisfied.
6. Aftercare
If anything needs adjusting once you've lived in the room — a door that needs easing after the heating's been on, a decoration touch-up — we come back and sort it. We want you to recommend us to your neighbours.
